From Yankeetown Town Hall
A Guest Commentary by Chris Fineout, Yankeetown Zoning Office
Is the “Squawk Box” opinion or news? Confusion stems from the fact that an al-
leged reporter writes it. If opinion, please label as such. If news, better fact checking is
required. The last two columns have been particularly egregious in their bold misstatement
of fact. After hearing and reading the same evasions, errors, and possibly outright lies end-
lessly repeated, I need to set the record straight. Because of the breadth of the misinforma-
tion, a series of letters will be needed.
First, most persistent and blatantly false, is the accusation that the town has
“amended the comprehensive plan to allow broader development of our islands.” The cur-
rent comp plan, established since 1994, allows; single-family development of any 5Acre
parcel with 2A of contiguous uplands, the transfer of development rights to increase density
of development in the islands, and restricts height of structures to 35’ above NGVD. Cur-
rent zoning regulations allow construction of a dock without a primary structure and require
archeological protection. The proposed comp plan now requires 10A of property, 5A of
uplands, and 2A of contiguous uplands for development, removes the ability to transfer de-
velopment rights within the Residential Environmentally Sensitive area, adds requirements
to maintain buffer zones, changes the height requirement, strengthens septic requirements,
and formally adopts the dock and archeological language into the comp plan.
